They're not always the same number, and it's worth understanding both before you start touring homes.

What Goes Into a Monthly Payment
A mortgage payment is usually made up of several pieces, not just one number. Here's a general look at what's typically included.
Principal & Interest
The core loan payment: a portion pays down the amount borrowed, and a portion is the cost of borrowing it.
Property Taxes
Set by the local county, generally collected as part of your monthly payment and held until due.
Homeowners Insurance
Protects the home and is generally required by lenders, folded into the monthly payment.
Mortgage Insurance
May apply depending on the loan and down payment. A lender can explain if it applies to your scenario and for how long.
HOA, Where Applicable
Some neighborhoods and condos have an association due, billed separately or sometimes escrowed with the lender.
Maintenance, utilities, and moving costs sit outside the monthly payment — worth budgeting for separately as you plan.

A lender's maximum approval is based on income, debt, and credit — not on how you actually want to live. What a pre-approval does and doesn't do
